Category: Land laws In a case where the predecessor of the appellant had leased out land in favour of a Company for period of 199 years, the Supreme Court held that Section 12 of the Bombay Rents, Hotels and Lodging House Rates Control Act, 1947 confers protection on a tenant who is regularly paying or is ready and willingness to pay the rent however, mere readiness and willingness to pay without actual payment cannot enure to the benefit of the tenant in perpetuity.
